Luxembourg Suburbs Now Cost Less to Buy Than Rent
Several commuter towns outside Luxembourg City now show lower monthly ownership costs than rents for comparable homes following recent price adjustments.

Buyers in Mamer and Bertrange can now secure a three-bedroom apartment for less per month than renting the same unit, according to July 2026 market figures compiled by local estate agents.
The shift stems from a 9 percent drop in suburban asking prices since January while rents stayed flat. Mortgage rates at 3.1 percent for fixed five-year loans have also narrowed the gap for households with steady income from the financial district.
Local market shifts in commuter towns
Along Route d'Arlon in Mamer, a 95-square-metre flat listed at €465,000 carries a mortgage payment of roughly €2,050 after a 20 percent deposit. The same property rents for €2,300. In Bertrange near the A6 junction, similar units at €448,000 produce payments of €1,980 against rents of €2,150. Both communes sit within 15 minutes of Kirchberg offices by car or train.
The Luxembourg Housing Observatory noted in its May report that suburban transaction volumes rose 14 percent in the first half of 2026. First-time buyers using the government-backed Prêt Logement scheme accounted for most new contracts in these postcodes.
Numbers behind the crossover
Statec data released on 8 July showed the national median apartment price at €6,850 per square metre in June, down from €7,450 a year earlier. In Mamer the figure reached €5,150 per square metre, the first time since 2022 it has fallen below the €5,300 threshold where ownership overtakes renting on a cash-flow basis. Bertrange recorded €4,980 per square metre.
Prospective buyers should check current listings on the Ministry of Housing portal and run affordability calculations with their bank before the next interest-rate review expected in September. Early movers in these two communes have already locked in contracts at the new lower price points.
